DJP Application Guide

Find out if a DJP application is right for you and how to remove a deceased joint owner from a property title. We provide an independent service to prepare and submit the application.

Eligibility

You can use a DJP application if all of the following apply:

  • the property is registered in England or Wales
  • the deceased person is shown as a registered joint owner on the title
  • at least one other registered owner is still alive and remains on the title

What you’ll need

  • a clear scan or photo of the death certificate
  • the full property address
  • the title number, if you know it
  • the surviving owner’s name and correspondence address

We’ll email you a secure link to upload the certificate after you apply. Make sure the whole document is visible and easy to read.

What a DJP application does

A DJP application only updates the legal title by removing the deceased person's name. It does not transfer beneficial ownership, deal with the deceased's will, or transfer the property to a beneficiary.

If there is a mortgage on the property, the mortgage charge will remain on the title register after the deceased owner is removed.

When a DJP is not suitable

A DJP application is not the correct route if:

  • the deceased was the sole owner
  • all registered owners have died
  • you want to transfer the property to a beneficiary
  • you want to add or remove a living owner

How the process works

  1. Apply online

    Complete our simple online application form with the property and owner details.

  2. Upload the death certificate

    We will send you a secure email link to upload a clear scan or photo of the official death certificate.

  3. We review and submit

    Our team checks your application and submits it directly through the HM Land Registry Digital Registration System.

  4. Track your progress

    Once submitted, we provide the HMLR submission reference and an estimated (but not guaranteed) completion date. You can track your application using your UKLR case reference and applicant email address.

Requisitions and updates

If HM Land Registry requires more information or raises a standard requisition, our team will handle the response on your behalf without any additional UKLR fee.
