It checks the relevant register for recorded obligations and restrictions that may affect how land or property can be used. These matters may not be obvious from viewing the property or its Title Register.
A search can help you find relevant information before making decisions about buying, owning or developing land.
What could the search reveal?
Depending on the entries recorded for the land and whether the relevant authority’s register is available through the service, results may include:
- Planning conditions — Conditions attached to some planning permissions.
- Tree Preservation Orders — Registered protections affecting trees.
- Conservation areas — Designations with additional planning controls.
- Listed building entries — Relevant registered building designations.
- Planning and enforcement notices — Certain notices recorded as local land charges.
- Other registered entries — Restrictions or obligations recorded against the land.
Where available, an entry can include its registration date and the authority responsible for it.
Search the specific land you mean
Not every search is for a home with a postcode. Find a location by postcode or place, zoom in on the land and outline one area, including extra land outside a property’s usual boundary. You can edit, undo or clear the outline, then describe the land to help identify it in the search.
Each search is for one area. If you need a separate parcel searched, it will need a separate order when ordering becomes available.
The outline identifies the area requested for searching. It does not determine ownership or establish a legal boundary.
Who may find this search useful?
- Property buyers checking for registered charges before a purchase.
- Land buyers and developers searching a defined parcel, including land without a postal address.
- Property owners checking recorded obligations or restrictions affecting land they own.
- Investors and property professionals gathering official search information for due diligence.
