1. About This Service

UK Land Register provides fast, reliable support for property documents and applications, handled by experienced specialists. We are a property administration service and are not affiliated with HM Land Registry.

2. Our Services

We offer assistance with:

• Form DJP applications (Deceased Joint Proprietor)
• Obtaining copies of Land Registry documents on your behalf (Title Register, Title Plan)
• Property Alert registrations
• Other property administration services by consultation

All services are subject to our acceptance and suitability assessment. We reserve the right to refuse an application if the matter falls outside our scope.

3. Fees and Payment

Our fees are displayed clearly before you confirm any order. Payments are processed securely via Stripe. By completing payment you agree to the fee displayed at the time of order. All fees are clearly displayed and final.

We do not store your card details. All payment processing is handled by Stripe under their terms of service and privacy policy.

Document availability: All documents are subject to availability. Certain documents — including historic deeds, filed documents, and supplemental title documents — may not be held on the HM Land Registry register or may not be available for official copy. Where a document cannot be located through a standard search, we will conduct a deeper title search and provide you with the full results of that search. Any documents found in the course of that search will be delivered to you. We cannot guarantee that any particular document will be available, and the fee paid covers the search and retrieval service rather than the specific document requested.

4. Refunds

If we are unable to proceed with your application after payment (for example, because the property is not registered or the application is outside our scope), we will issue a full refund within 5 working days.

Once work on your application has commenced, refunds are at our discretion. Please contact us at [email protected] to discuss your situation.

Document search orders: Where a document search has been conducted and results (including a nil result) have been returned, the order is considered fulfilled and the fee is non-refundable. This applies whether or not the specific document requested was located, as the fee covers the search and retrieval process. If a requested document is not found — including following a deeper search — you will receive the full search results and any available supporting documents found in the course of that search.

5. Liability

We take care to ensure applications are prepared accurately. However, HM Land Registry processing decisions are entirely at HMLR's discretion. We are not liable for delays, rejections, or decisions made by HM Land Registry.

Our liability to you is limited to the service fee paid. We do not accept liability for consequential losses arising from any delay or error in an HMLR application.

6. Your Responsibilities

You are responsible for providing accurate information and documents. We will rely on the information and documents you provide. Errors or omissions in information you provide may affect the outcome of your application.

7. Governing Law

These terms are governed by the law of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
